Sea Isle City Welcome Center is now anticipated to open in August


Sea Isle City, NJ Welcome Center Addition to the Community Lodge to open soon.

 The contractor, R. Wilkinson and Sons, has completed the main lower roof on the Lodge and Welcome Center addition, and installation of the metal roof of the main entry started this week.  The majority of the interior construction has been completed, and the contractor is working to finalize the interior in order to prepare the building for move-in.  Landscaping has been installed and completion of the curved entry facade has been substantially completed, with completion of the entry ceiling and lighting along with other exterior finish work and signage expected to take place next week.  The opening of the Welcome Center is now anticipated to take place within the next two weeks.  The Community Lodge remains open and all activities will continue as planned.  The project is the culmination of several years of public discussion about the need for a Welcome Center, as well as the need for continued utilization of the current lodge facility.  Please see photos below...

Maria Bello Received Key to Sea Isle City



SEA ISLE CITY – July 3, actress Maria Bello, the star of such films as Coyote Ugly, Payback (with Mel Gibson), The Secret Window (with Johnny Depp), The Cooler (with William H. Macy and Alec Baldwin) and The Mummy/Dragon Emperor (with Brendan Fraser), stopped by City Hall to receive a “Key to Sea Isle City” from Mayor Leonard Desiderio. The mayor, who was joined by members of Sea Isle’s City Council, local business leaders and New Jersey Senator Jeff Van Drew, presented Bello with the key to honor her charitable work in Haiti.

Following the Haitian earthquake in 2010, Bello co-founded the organization “We Advance,” a grassroots movement that promotes the health, safety and well being of women in that country.

According to Bello, a Norristown, PA native, whose family has been summering in Sea Isle City since she was age 10, efforts have been made to help the people of Haiti, however there is certainly more work to be done.

“A bill was recently passed that requires Haiti to have more elected females officials, and the government recently donated $10 million for women’s causes,” said Bello. “However, there are still many Haitians living in slums and washing in sewers.”
During the ceremony, Bello also commented about her feelings for Sea Isle City. “I have been all over the world but I love to return to Sea Isle City each summer,” she said. “This is my home, my roots…I love it here.”




Currently filming the movie “Grown Ups 2” with Adam Sandler and Chris Rock, Bello also mentioned that while on location she told her fellow actors that they “need to see the beaches of Sea Isle City.”

Sea Isle City Dedication Ceremony at Memorial Garden, Aug. 4




SEA ISLE CITY – Sat., Aug. 4, the Sea Isle City Historical Society will host an Open House and Dedication Ceremony to celebrate the completion of their new Memorial Garden, which is now located outside of the Cape May County Library’s Sea Isle branch at 4800 Central Avenue. Held in partnership with the Cape May County Library System, the Open House will begin at 11:00 a.m. inside the Historical Society’s museum on the first level of the library, and the Dedication Ceremony will take place at 12 noon outside in the garden. After the dedication ceremony is over, the public will be invited back inside the museum, where the Open House will continue until 2:00 p.m.

The new Memorial Garden features beautiful landscaping, a pathway accented with personalized brick pavers, bench seating, and a statue of Neptune, the God of the Seas, which was brought to SeaIsle City from Italy during the late 1800’s by the town’s founder, Charles K. Landis. The garden is also the home of a ship’s mast that was salvaged from the George F. Skolfield, which was shipwrecked off the coast of Sea Isle City in 1920.

According to Historical Society President Mike Stafford, the public is welcome to purchase additional personalized brick pavers for the garden’s pathway at a cost $200 each.

“The bricks are a wonderful way to remember a loved one and to help preserve our town’s history,” said Stafford.

Evaluate your lifestyle and needs before buying in a resort community

These days, resort developers are courting prospective buyers with services and amenities that rival five-star resorts: championship golf courses, world-class skiing facilities, luxury boutiques, even private airstrips. The options are dizzying.

As alluring as resort living can be, purchasing real estate in a resort development should be more than just love at first sight. It should be the right fit for your lifestyle -- what you can afford, certainly, but also what the resort affords you.

The first question to ask yourself is:
What's your primary reason for buying a resort community property?

·                     If it's for your primary residence, make sure it satisfies your needs and wants as a full-time home, rather than a place to play for a few weeks. Ask the locals about what it's like to live there and research crime rates and local amenities. If you have kids, check out the schools. Are you looking for social opportunities? Appreciation potential? That 24/7 vacation sensibility?

·                     If you're looking for an investment opportunity with rental income potential, check the bylaws to make sure rentals are permitted and, if so, how the process works. Some resorts may require additional insurance or homeowners association approval. Better still if the resort has an on-site property management office that can handle the rental process for you.

·                     If a weekend retreat is what you're after, consider how much time you're comfortable spending on the road to your destination. Barry Dougherty bought a two-bedroom vacation home in Newtown, Conn., less than 90 minutes from his Manhattan apartment. He says he loves that his "head-clearing weekend in the country never starts out with a frustratingly long commute."

·                     If you're scouting a vacation home you're hoping will transition into a retirement home some day, make sure its accessibility and layout will allow you to age in place



Once you isolate the dominant reason for your home purchase, these tips will help you hone in on the right one:

·                     Choose a community that fits your lifestyle. There are resort communities designed for any lifestyle, including high-end luxury, waterfront, age 55 and older, active/fitness or golf. These neighborhoods offer access to amenities and activities that cater to specific interests.



·                     Seek financial advice. A financial planner can help you determine how much home you can afford. The cost of a vacation home goes beyond selling price. You'll need to factor in taxes, utilities, homeowners association fees, club membership fees, not to mention transportation expenses to get you there.



·                     Create a must-have list. Some people want to be in the heart of the action and close to cultural activities. Others would rather be in the middle of the great outdoors. Jot down a wish list and make sure there's something on it for friends, family and members of your visiting circle.



·                     Take your time. The biggest mistake people make is "jumping in too quickly," says Craig Venezia, author of Buying a Second Home: Income, Getaway or Retirement (NOLO 2007). "They spend a week on vacation and say, 'I love it. I want to buy here.'" Take off your vacation blinders. Make several trips, rent over a period of time and venture off into the outlying areas. "Don't feel pressured to buy," Venezia advises. "You've got the luxury of time."



·                     Single family versus condo. Identify the type of home that fits your needs. Both condominiums and town homes offer turn-key living. No lawn mowing, no repair worries, no exterior maintenance. But if you're planning to use your home for entertaining friends and family, the roominess and privacy of a freestanding house might be a smarter choice.



·                     Do your due diligence. Since real estate is one of the biggest investments you'll ever make, do your homework. Look into the developer's history to see what other properties the company has built. What's the track record? How long has the developer been in business? Strike up some informal chats with other resort owners to find out what insiders really think.



·                     Side-by-side comparisons. When you've narrowed down your resort contenders, run a side-by-side comparison. Compare square footage, amenities, fees and travel distances. Aesthetics count, too, of course. Take some shots with a digital camera so that candidates are fresh in your mind.



·                     Think long term. No one has a crystal ball so it's safer to make a purchase decision based on lifestyle and personal benefits than the prospect of a quick turnover. "Take a buy-and-hold strategy," Venezia says. "Look at resort properties that are going to show you the promise of appreciation."

SEA ISLE CITY – State Senator Jeff Van Drew and Sea Isle City Mayor Leonard C. Desiderio today said they are pleased New Jersey Transit will resume bus service to Sea Isle City tomorrow, just a week after they reached an agreement with transit officials on an alternate route that allowed for the continuation of service in the area.
“We have been working diligently to ensure that NJ Transit service continue in Sea Isle, despite weight restrictions on the Townsends Inlet Bridge. I am pleased that after numerous discussions with transit personnel we were able to reach an agreement on a new route and that the agency moved swiftly to restore service,” said Senator Van Drew. “This was truly the result of cooperation among local, state and government officials who worked together to ensure that the needs of South Jersey residents were addressed in a timely manner.”
“This is great news for residents and tourists who depend on NJ Transit service, as well as for our city businesses,” said Mayor Desiderio, who also serves as a Cape May County Freeholder. “I want to thank the officials at NJ Transit for recognizing the importance of this issue to our community and for working with us to find a sensible solution that would provide for continued transit service in the city.”
NJ Transit announced last month that bus service in Sea Isle City would be suspended due to new weight restrictions on the Townsends Inlet Bridge between Sea Isle and Avalon. At the time, Transit officials said using an alternate route which required a U-Turn in the city would be unsafe during the busy summer months. Following the announcement, Senator Van Drew and Mayor Desiderio began working with NJ Transit to come up with a solution that would allow service to continue. The officials reached an agreement last week on an alternate route.
NJ Transit issued a Service Advisory today announcing that service will resume to Sea Isle City effective Saturday, July 7, 2012.

Taking the backroads to the Jersey Shore

Heading to the Shore over an expressway isn’t for everyone. Some folks prefer the backroads.
But for the experienced trekker, writing down the names of the roads can be tricky. Notes can include phrases such as “past the car dealerships,” “that farm stand with the peaches,” “that graveyard” and “666.”



Jersey Shore backroads can be hard to pin down. Except for adventurous drivers wandering off the Atlantic City Expressway or Garden State Parkway’s standard routes with a map or GPS in hand, most Shore routes were handed down by parents and grandparents. They started their summer vacations before the Atlantic City Expressway opened in 1964, and ahead of the Garden State Parkway’s completion in 1957.
“I grew up with parents trying to figure out the back way to avoid part of the Garden State Parkway by going through, parallel, and over it,” says Kathryn Quigley, 44. Her family drove from Northeast Philadelphia to Stone Harbor along a route that included “the TAC” (i.e. the Tacony-Palmyra Bridge), a “restaurant with a triangle-shaped roof, and the bathrooms were out back.”
Now Quigley lives in Deptford, but she still takes the backroads, albeit of the Route 55 to Route 47 variety, with a few twists and turns.
“Why would I go down Atlantic City Expressway?” Quigley asked. “If I go to Atlantic City I do. From Deptford, it makes no sense to go that way,” she said.
Quigley starts by heading onto Route 55 south until it turns into Route 47. From there, she has two options: continue taking Route 47 or head on to Route 347, which leads back into Route 47. Quigley said that taking the Route 347 leg means less traffic. She then turns left onto Country Highway 657, which goes behind the Cape May County Zoo and eventually turns into Stone Harbor Boulevard, the main thoroughfare into Stone Harbor.
Barbara Hagin lives in San Francisco, but she grew up in New Jersey and visits her father, who lives in Wildwood Crest, every year. She flies into Philadelphia International Airport.
“I usually take the main roads, but from time to time I veer off the beaten path and take the smaller highways,” she says.
Two of her backroads are common and direct: Once she’s over the Walt Whitman Bridge into New Jersey, she takes the Black Horse Pike or White Horse Pike straight down to Atlantic City, avoiding the Atlantic City Expressway tolls, but “those aren’t very scenic, frankly,” she said.
They are also littered with stop lights, but it can be less traffic than the Atlantic City Expressway. From there, she can take Route 9 south.
The route she prefers, though, is like Quigley’s. She gets on Route 47 south, but she sticks to it instead of taking the Route 347 sidetrack.
My own backroads are a lot more winding but scenic.
If you take Route 42 south to the Atlantic City Expressway, you can continue on Route 42 by going straight instead of taking the expressway by veering left. After passing the line of Turnersville car dealerships, make a right into Country Road 610 and a left onto Tuckahoe Road. Stay on Tuckahoe (with a few name changes) until you reach Route 666. Yes, I said those creepy numbers. It splits from Tuckahoe to the right. It ends onto Route 49 – make that left, and then a right into Woodbine Road. Then turn left onto Dehirsh Avenue, right onto Kings Highway. That will lead you onto Route 9, which parallels the Garden State Parkway.
Wrangling the knowledge of Jersey Shore backroads out of people can be like Fight Club: First rule is there are no backroads because they, too, can get clogged. On part of Quigley’s route, local residents will sell sodas and candy bars to people stuck at traffic lights.
I haven’t had that problem. Maybe it’s because people are scared of traveling on Route 666.
Either way, it’s a lot better than being stuck on an expressway that turns into a parking lot.

Foreclosure inventory remains near all-time high

LPS: Most homes in foreclosure in judicial states delinquent for more than 2 years


 



The number of U.S. homes in the foreclosure pipeline remained near an all-time high in May with judicial foreclosure states posting inventory levels more than twice that in non-judicial foreclosure states, according to a monthly reportfrom loan data aggregator Lender Processing Services released today.
The nation's foreclosure inventory stood at 4.1 percent of all active mortgages in May. This includes all loans that have been referred to an attorney for foreclosure but have not yet finished the foreclosure process through sale.



That percentage doesn't show the "stark contrast" in foreclosure inventories between states that handle foreclosures through the courts and those that don't, said Herb Blecher, LPS Applied Analytics senior vice president, in a statement.
"In the former, 6.5 percent of all loans are in some stage of foreclosure -- that's more than 2.5 times the rate in non-judicial states where only 2.5 percent of loans are currently in the foreclosure pipeline," Blecher said.
"Both these figures are significantly higher than the pre-crisis average of 0.5 percent, but it is worth noting that the average year-over-year decline in non-current loans for judicial states is less than one percent, whereas in non-judicial states, it's down 7.1 percent."
More than half, about 53 percent, of loans in foreclosure in judicial foreclosure states have been delinquent for more than two years, compared to just over 30 percent in non-judicial states, LPS said.
Serious delinquencies of 90 days or more, which are not included in foreclosure inventory, made up 3.2 percent of active mortgages in May. Overall, 7.2 percent of active mortgages were delinquent in May, down nearly 10 percent from May 2011.
Foreclosure starts rose 2.9 percent year over year in May, to 202,707. Foreclosure sales stood at 73,439 in May -- far below their September 2010 peak of 124,347. Starts outnumbered sales by almost 3 to 1, LPS said.
Florida, Mississippi, New Jersey, Nevada and Illinois posted the highest shares of non-current loans among states in May. Non-current loans include both delinquent loans and those in the foreclosure process.
Montana, Alaska, South Dakota, Wyoming and North Dakota posted the lowest shares of non-current loans.
As of April, new mortgage loan originations had increased 7.4 percent on an annual basis, to 510,127.

Sea Isle City Realtor has Express Check-in Service

Over the years it has become apparent that the biggest complaint the real estate community heard from the tenants renting in Sea Isle City was the difficulty getting in and getting out of the real estate offices during check-in and check-out. Because of the high volume of cars on the island it became necessary to implement our own version of express check-in on Saturday's at The Landis Co., Realtors.



Over the years we streamlined the check-in process to be as efficient as possible, but as we grew to the point we were checking in 100's of customers from 2pm until 5pm. At that point management got together and came up with The Landis Co. check-in program.



Starting around 2pm our agents armed with the check-in packets out back and have the tenants cars line up in two rows and we can handout close to 60 packets in the first 20 minutes. Being able to work off the high demand of the first major rush we can successfully keep up with the high demand and get our customers off to their properties without even getting out of their cars.
